The truth is, the Santa Clarita market isn’t crashing. And it isn’t racing.
It’s settling. Here’s what the numbers say heading into November.
1. Prices are holding, just a little softer
The median sale price in Santa Clarita was $784,626 in September 2026, down 3.7% from a year earlier, according to Redfin.
In Valencia specifically, the median over the three months ending in September was about $800,000, down 3.6% from the same stretch last year.
That’s not a drop. That’s a market catching its breath.
2. Homes are taking longer to sell
As of late September, there were about 570 homes for sale in Santa Clarita and 190 under contract. The median listing had been on the market 55 days.
In Valencia, homes sold in about 40 days on average, compared with 44 a year ago, per Redfin. So well-priced homes in strong neighborhoods are still moving.
3. Mortgage rates are higher than last year
Freddie Mac’s average 30-year fixed rate was 7.32% for the week of Oct. 22, 2026. That’s down slightly from 7.40% the week before, but well above the 6.19% average from the same week in 2025.
What this means for you
If you’re selling: pricing is everything in a market like this. Homes priced right from day one get attention. Homes that sit get negotiated down. Prep, presentation and strategy are where you win.
If you’re buying: you have more time and more room to negotiate than you’ve had in a while. Seller credits toward closing costs or a rate buydown are real conversations right now.
If you’re just curious: that’s smart. Knowing your home’s value helps you plan, whether you move next year or in ten.
Curious what your home is worth today? Happy to run the numbers.
